Notification of Transactions of Directors/Persons Discharging Managerial Responsibility and Connected Persons

The three year measurement period in respect of the restricted share awards made in 2010 to Mr Mark Allan (Chief Executive of the Company), Mr Joe Lister (Chief Financial Officer of the Company) and Mr Richard Simpson (Managing Director of Property) pursuant to the Company's Long Term Incentive Plan (the "LTIP") expired on 12 April 2013.  The following numbers of shares (after deduction for income tax and national insurance contributions) have now vested unconditionally under these awards:

Mr Mark Allan (Chief Executive of the Company) - 19,960

Mr Joe Lister (Chief Financial Officer of the Company) - 11,406

Mr Richard Simpson (Managing Director of Property) - 13,538

The shares representing the balance of each of the original awards (138,476 in the case of Mr Mark Allan, 79,128 in the case of Mr Joe Lister and 42,017 in the case of Mr Richard Simpson), have now reverted to the trustee of the Employee Share Ownership Trust and Mr Mark Allan, Mr Joe Lister and Mr Richard Simpson are no longer interested in any of these shares respectively.

As a result of the vesting of these awards, Mr Mark Allan is now interested in 429,397 shares in the Company, representing 0.24% of its issued share capital; Mr Joe Lister is now interested in 261,473 shares in the Company, representing 0.15% of its issued share capital; and Mr Richard Simpson is now interested in 67,639 shares in the Company, representing 0.04% of its issued share capital.
