Investment properties

In 2024, rental income from investment properties and from interim utilization amounted to CHF 23.6 million.
After completion, the portfolio will have a residential share of around 60%. This guarantees stable rental income of over CHF 100 million and low volatility in the annual value development across economic cycles.

The combination of the attractive development pipeline and the high equity ratio (57.4% as of 31 December 2024) provides flexibility in implementation.
This enables Cham Swiss Properties to realize its development pipeline under the best market conditions.
The target portfolio size of CHF 3 billion by 2032 can be achieved on its own power, without capital increases.
The developments create value through promotion gains and growing, recurring rental income.


Ina Invest's development portfolio achieved the highest GRESB rating in the Swiss market in 2024.
The investment properties have improved to 76 out of a possible 100 points, which underscores the progress made in transforming the portfolio.

The Papieri site offers a completely new basis for an energy-efficient, climate-neutral and sustainable society.
This makes it a pioneering project throughout Switzerland and in 2024 it was awarded the Watt d'Or by the Swiss Federal Office of Energy.
