Ermittlung des beizulegenden Zeitwerts bei Immobilien: Der beizulegende Zeitwert wird in der Regel mit dem Barwert der bei einer Vermietung realisierbaren Erträge gleichgesetzt. Wenn sich daher die Einschätzung betreffend die bei einer Vermietung zukünftig realisierbaren Erträge bzw. die Renditeerwartung in Bezug auf Alternativanlagen ändert, ändert sich auch der dem betreffenden Objekt beizulegende Zeitwert. Der Kapitalisierungszinssatz (die Bandbreite liegt zwischen 3,81 % und 10,00 %; (Vorjahr: 2,96 % und 7,50 %)) ist jener Zinssatz, mit dem der Ertrag von Liegenschaften im Durchschnitt marktüblich verzinst wird. Ein Kriterium für die Wahl des Kapitalisierungszinssatzes ist das allgemeine und spezielle Risiko, welchem der Ertrag aus der Liegenschaft unterworfen ist.
