VIB Vermögen AG shows further dynamic growth
• Real estate investments amounting to a total of EUR 200m in negotiation
• Capital increase from authorised capital planned for end of March 2007
• NAV increases to EUR 10.16 per share

Neuburg/Donau, 27th February 2007 – The real estate holding company VIB
Vermögen AG is planning substantial new investments in commercial real
estate for the current financial year. Currently the company is negotiating
new high-yield investments amounting to a total volume of over EUR 200m.
The VIB Vermögen AG plans to finance the investments by means of a capital
increase that is to take place in March 2007.

For the capital increase, the VIB Vermögen AG intends to utilise all of the
authorised capital and to issue a total of 4,896,000 new no-par bearer
shares against cash contributions. The shares, with an accounting par value
of EUR 1.00, are fully entitled to dividends as of 1st January 2007.
Optionees are the present shareholders as this is not a public offering.
There is no plan for trade in subscription rights. Shares that have not
been subscribed are to be offered to institutional and strategic investors
within the scope of the capital increase. On a successful completion of the
capital increase, the share capital would increase from EUR 12,188,000 to
EUR 17,084,000. At the same time, the VIB Vermögen AG expects the gross
proceeds of the new issue to amount to between EUR 50m and EUR 60m, which
are to be used exclusively for new real estate investments. The company is
expected to decide on the issue price of the new shares on 5th March 2007.

The VIB Vermögen AG is aiming to further increase its corporate value with
the planned new investments. The accounted Net Asset Value (NAV) as at 31st
December 2006 has already increased to EUR 10.16 per share. Ludwig
Schlosser, CEO of the VIB Vermögen AG, sees the capital increase as a
chance to utilise market opportunities: 'In its present phase, the market
for commercial real estate continues to offer high-yield properties at
attractive prices. The capital increase will enable us to increase our
revenues and profitability considerably.' The company is at present
carrying on negotiations for several logistics properties and shopping
centres and also a services real estate in fast-growing regions for a total
investment volume of around EUR 100m. In addition, further projects and
acquisitions predominantly in the fields of logistics and industry and
amounting to another EUR 100m are being prepared and negotiated. Contracts
in this respect are expected to be concluded this year.

The project developments with a volume of around EUR 20m that have already
been financed, including a logistics real estate in Regensburg, for
example, and also the second construction phase of the DonauCityCenter in
Ingolstadt, will be completed this year and handed over to the existing
tenants.
