QUARTERLY INFORMATION

The TEXAF Group's activities in the DRC developed as follows during the third quarter:

REAL ESTATE ACTIVITIES

  • Rental income from real estate activities (rental of residential properties and office space in Kinshasa) amounted to EUR 7.7 million for the quarter, up 11.6% compared to the same period in 2024.
  • This increase is mainly due to the rise in occupancy rates for the two real estate projects marketed in 2024, namely Promenade des artistes (94 apartments), which was launched between January and September 2024, and phase 3 of SILIKIN VILLAGE (6,000 m² of furnished offices, co-working spaces and meeting rooms), which became available to customers in July 2024.
  • The occupancy rate for the entire property concession remained close to 100% throughout the third quarter.
  • As previously announced, TEXAF has begun its "Quartier des Parcs" construction project, which aims to add 33 additional villas and apartments within its city centre compound, while the 42-unit "Jardins de Kinsuka" development for sale project has reached a major milestone with the start of initial infrastructure work.

  • Revenue for the third quarter of 2025 shows a clear improvement compared to the previous two quarters, standing at EUR 1.5 million, up 22% compared to the third quarter of 2024, during which a significant drop in sales volumes had occurred.
  • The quantities sold in the third quarter of 2025 were higher than in the corresponding period of 2024 (+64%), but the average selling price fell (-26%), reflecting an unfavourable product mix and sustained competition putting pressure on the prices of several products.

DIGITAL ACTIVITIES

  • SILIKIN VILLAGE's activities continued to grow in the third quarter, resulting in a steady increase in the occupancy rate of the various co-working spaces made available to clients, including the rental of all the private offices.
  • SILIKIN VILLAGE also consolidated its role as a hub for innovation and entrepreneurship in the DRC, hosting the British Embassy on July 11th to discuss partnerships aimed at supporting and financing innovation and entrepreneurship in the DRC, as well as organising various events such as a masterclass about "Entrepreneurship with impact" and an event entitled "Building bridges for joint entrepreneurship" to promote collaboration between young entrepreneurs in Africa.

OADC TEXAF DIGITAL, the joint venture with the WIOCC group, which operates the DRC's first Tier III data centre, has signed new contracts, notably with one of the main players in the African banking sector.

100TH ANNIVERSARY CELEBRATIONS

The TEXAF group organised two events to mark its centenary.

The first event was held in Brussels on September 4 th, 2025, and the second one in Kinshasa on October 9 th 2025, bringing together a large number of people who represent the company's history, as well as its present and future.

TEXAF, founded in 1925, is the only publicly traded company with all its activities in the Democratic Republic of Congo. Currently, these activities are focused on real estate, quarrying and digital technology.

This stock market listing and the resulting obligations of good governance and transparency are a major asset for the group in terms of its development and the promotion of the formal sector in the Democratic Republic of Congo.

The centre of the real estate business is the UTEXAFRICA concession, which combines housing, offices and shops on a 50-hectare site along the Congo River. This offer is accompanied by services for residents such as sports and leisure facilities, the TEXAF BILEMBO cultural centre, maintenance services, office equipment, etc. It also includes, in the same neighbourhood, the SILIKIN VILLAGE concession and the Petit-Pont building. About ten kilometres away, it also includes an 87-hectare plot of land for the JARDINS DE KINSUKA project.

The quarrying activity is managed by CARRIGRES, which operates a sandstone quarry in Kinshasa with a nominal capacity of 600,000 tonnes, supplying the road and concrete sectors.

Convinced of the opportunity that the digital economy represents for the DRC, TEXAF has made it a third branch of its activity. In September 2019, it launched its SILIKIN VILLAGE initiative, which consists of offering workspaces and training to the emerging digital ecosystem, as well as a range of training courses, support and conferences. It also aims to partner with international groups to establish new infrastructure and services in the DRC.
