Preliminary Agreement to Purchase a Plot in Tampere

Technopolis has entered into a preliminary agreement to purchase a plot of land
with Senate Properties, which represents the seller, the State of Finland. The
agreement covers approximately 5,000 sqm of land which will be zoned to a plot
in Tampere. The land area is located in the vicinity of Technopolis
Yliopistonrinne campus, the railway station, university of Tampere and the city
center. According to a city zoning plan alteration currently in process, the
plot will have approximately 22,800 floor sqm of permitted building volume.

The purchase price is estimated to be EUR 10.7 million. The final price will be
set in accordance with the permitted building volume included in the confirmed
city zoning plan. The deal is subject to approval of the Finnish Parliament and
execution is conditional to a confirmed city plan alteration. This is expected
to take place in December 2015 at the latest.
