SLP acquires logistics property in Hallsberg with potential for expansion

Today, SLP strengthens its presence in Hallsberg, one of the most important transport hubs in the Nordic region, by acquiring and taking possession of the property Hallsberg Ulvsätter 2:10 with a lettable area of approximately 3,100 sqm. The remainder of the property, which is approximately 17,000 sqm, has potential for further expansion.

The property is being acquired through a corporate transaction at an underlying property value of approximately SEK 40 million. Payment will be made through a combination of cash and shares, of which SEK 4.2 million will be paid through the issue of new class B shares in Swedish Logistic Property AB ("SLP"). The seller is Vibytorp Holding AB and the transaction was carried out off-market.

The property was completed in 2014 and is fully let to the tenant Ahlsell Sverige, a distributor of technical equipment. The annual rent amounts to approximately SEK 3.3 million with a remaining lease term of approximately 2.5 years. With today's acquisition, SLP owns three properties in Hallsberg municipality with a total lettable area of approximately 23,200 sqm.

We see strong demand for modern and efficient premises and therefore good opportunities to develop the existing site and make further acquisitions in Hallsberg," says Peter Strand, CEO of SLP.

A new issue has been made of 134,244 shares, at a price of approximately SEK 31.3 per share, corresponding to a value of SEK 4.2 million. The price corresponds to the average closing price during the last week and the transaction was completed on the completion date. The issue is carried out under the authorisation of the SLP Annual General Meeting of 8 March 2022.
