UNAUDITED OPERATING STATISTICS AND LAND ACQUISITION INFORMATION FOR DECEMBER 2020
UNAUDITED OPERATING STATISTICS
The board (the “ Board ”) of directors (the “ Directors ”) of Seazen Group Limited (the “ Company ”, together with its subsidiaries, the “ Group ”) is pleased to announce that in December 2020, the Group achieved contracted sales of approximately RMB31.055 billion, and contracted sales area of approximately 3,198,500 sq.m.
The aggregate contracted sales from January to December 2020 amounted to approximately RMB250.963 billion. The aggregate sales area was approximately 23,488,500 sq.m.
The aggregate rental income[#] of Wuyue Plazas from January to December 2020 amounted to approximately RMB5.309 billion[##] .
LAND ACQUISITION
A subsidiary of the Company obtained the land parcel No. JN19(251):2020-064 in Chengdu City, Sichuan Province* (四川省成都市編號為JN19(251):2020-064號地塊), by way of open tender auction. The land parcel is located at Sections 4 and 5, Wufu Village, Shaheyuan Street, Jinniu District, Chengdu City* (成都市金牛區沙河源街道五福村4、5組). It occupies a transferred land area of 21,788.20 sq.m., and is planned for residential use with a plot ratio of ≥1.0 and ≤2.0. Land premium of RMB581,739,600 shall be paid by the Group.

Rental income includes property management fee
Wuyue Plazas, self-owned and operated by the Company, has implemented the 50% rental reduction policy that lasts for 67 days effective from 25 January 2020 for all merchants. Meanwhile, during the period from 1 April to 31 May 2020, the Company provided the 50% rental reduction policy to support those merchants, in aspects such as theaters, educational training, fitness and KTV, which suffered delayed opening due to epidemic control. For the asset-light projects entrusted for operation, the Company shall implement the same policy on the premise of consistent communication with the owners.

A subsidiary of the Company obtained a land parcel, namely Guanghua New City Land 22 mu, in Wenjiang District, Chengdu City, Sichuan Province* (四川省成都市溫江區光華新城22畝地塊), by way of acquisition. The land parcel is located at Sections II, III and IV, Hongguang Village, Yongquan, Wenjiang District, Chengdu City* (成都市溫江區涌泉紅光村二、三、四組). It occupies a transferred land area of 15,057.94 sq.m., and is planned for residential use with a plot ratio of ≤2.5. Consideration for the transaction of RMB308,281,100 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. 2020-WG-39-1 in Taicang City, Suzhou, Jiangsu Province* (江蘇省蘇州太倉市編號為2020-WG-39-1號地塊), by way of open tender auction. The land parcel is located in Xueyuan Road South and Yuelu Road West, Hightech Zone, Taicang City* (太倉市高新區學院路南、岳鹿路西). It occupies a transferred land area of 44,157.40 sq.m., and is planned for residential use with a plot ratio of >1.0 and ≤2.0. Land premium of RMB1,028,880,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. 2020-22-01 in Changzhou City, Jiangsu Province* (江蘇省常州市編號為2020-22-01號地塊), by way of open tender auction. The land parcel is located in south of Xincheng Avenue and west of Huaqing Road, Jintan District, Changzhou City* (常州市金壇區鑫城大道南側、華青路西側). It occupies a transferred land area of 61,440.00 sq.m., and is planned for commercial and residential uses with a plot ratio of >1.0 and <2.0. Land premium of RMB611,520,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcels Nos. 2028 and 2029 in Qidong City, Nantong, Jiangsu Province* (江蘇省南通啓東市編號為2028號及2029號地塊), by way of open tender auction. The project is located in Zhongyang Avenue North and east of Jianshe Road, Qidong City* (啓東市中央大道北、建設路東側). It is planned for commercial, educational and residential uses. In particular, the land parcel No. 2028 occupies a transferred land area of 81,534.20 sq.m. with a plot ratio of ≥1.62 and ≤1.79; and the land parcel No. 2029 occupies a transferred land area of 93,471.00 sq.m. with a plot ratio of ≥1.5 and ≤1.66. Land premium totaling RMB2,067,630,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. LTC2020-14 in Lianyungang City, Jiangsu Province* (江蘇省連雲港市編號為LTC2020-14號地塊), by way of cooperation. The land parcel is located in Jianshe Middle Road North and Tongguan South Road West, Haizhou District, Lianyungang City* (連雲港市海州區建設中路北、通灌南路西). It occupies a transferred land area of 41,478.00 sq.m., and is planned for residential use with a plot ratio of ≥1.0 and ≤2.2. Land premium of RMB332,214,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel of Huai Ziran (Pu) Gua 2020 No. 13 in Huaian City, Jiangsu Province* (江蘇省淮安市編號為淮自然(浦)掛2020第13號地塊), by way of open tender auction. The land parcel is located in south of Juyi Capital and west of Qinghe Road, Qingjiangpu District, Huaian City* (淮安市清江浦區巨一首府南側、清河路西側). It occupies a transferred land area of 30,222.00 sq.m., and is planned for commercial and residential uses with a plot ratio of >1.0 and ≤2.3. Land premium of RMB505,000,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. XG20139 in Xuyi County, Huaian City, Jiangsu Province* (江蘇省淮安市盱眙縣編號為XG20139號地塊), by way of open tender auction. The land parcel, representing Land No. 1, is located in east of Xuyi County Branch of Rural Commercial Bank* (盱眙縣農商行東側). It occupies a transferred land area of 21,674.00 sq.m., and is planned for commercial use with a plot ratio of >1.0 and ≤1.9. Land premium of RMB32,750,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcels Nos. 2020H1, 2020H2 and 2020H3 in Siyang County, Suqian City, Jiangsu Province* (江蘇省宿遷市泗陽縣編號為2020H1號、2020H2 號及2020H3號地塊), by way of open tender auction. The land parcel is located in north of Zhuyu Lake Middle Road and west of Yaozhu South Road, Pingtan County* (平潭縣竹嶼湖中路北側、瑤竹南路西側). It occupies a transferred land area of 140,000.00 sq.m., and is planned for residential, commercial as well as commercial and financial uses with a plot ratio of >1.0 and ≤ 2.75.
