UNAUDITED OPERATING STATISTICS AND LAND ACQUISITION INFORMATION FOR JUNE 2021
UNAUDITED OPERATING STATISTICS
The board (the “ Board ”) of directors (the “ Directors ”) of Seazen Group Limited (the “ Company ”, together with its subsidiaries, the “ Group ”) is pleased to announce that in June 2021, the Group achieved contracted sales of approximately RMB23.025 billion, and contracted sales area of approximately 1,831,600 sq.m.
Between January and June 2021, the aggregated contracted sales amounted to approximately RMB117.664 billion, and the aggregated sales area amounts to approximately 10,869,600 sq.m.
Between January and June 2021, the aggregated rental income[#] of Wuyue Plazas amounted to approximately RMB3.667 billion[##] .
LAND ACQUISITION
A subsidiary of the Company obtained the land parcel No. P(2021)065 in Wuhan City, Hubei Province* (湖北省武漢市編號為 P(2021)065 號地塊) by way of open tender auction. The project is located to the south of the intersection of Xintian Avenue and Zhiyinhu Avenue, Caidian Street, Caidian District, Wuhan City* (Songwan Village and Huangling Village, Caidian Street) (武漢 市蔡甸區蔡甸街新天大道與知音湖大道交匯處以南(蔡甸街宋灣村、黃陵村)). It occupies a transferred land area of 108,936.00 sq.m., and is planned for residential and commercial service uses with a plot ratio for land parcels A to C of ≥2.0 and ≤2.5, and land parcels D to H of ≥1.2 and ≤2.0. The plot-ratio gross floor area is approximately 244,226.00 sq.m.. The total land premium of RMB714,000,000 shall be paid by the Group.

Rental income includes rentals, management fee, carpark, various operation and other sporadic management income.

As at 30 June 2021, the Group owned 97 Wuyue Plazas in operation and 4 Wuyue Plazas in operation providing entrusted management services. In addition, 4 contracted Wuyue Plazas were in the process of transfer and transition, and thus their income was not included in the scope of the Group’s statistics.

A subsidiary of the Company obtained the land parcel No. Zheng Zheng Chu[2021]25(Wang) in Zhengzhou City, Henan Province* (河南省鄭州市編號為鄭政出[2021]25 號(網)地塊) by way of open tender auction. The land parcel is located to the west of Nantai Road, north of Taibai Road, Zhengzhou City* (鄭州市南台路西、太白路北). It occupies a transferred land area of 39,769.08 sq.m., and is planned for residential uses with a plot ratio of >1.1 and <1.5. The plot-ratio gross floor area is approximately 59,653.62 sq.m.. Land premium of RMB403,290,000 shall be paid by the Group.
A subsidiary of the Company obtained the three land parcels in Lianheba Community, Wanzhou District, Chongqing City* (重慶市萬州區聯合壩社區三宗地塊) by way of acquisition. The project is located in Wanzhou Jiangnan New District Cluster, Chongqing City* (重慶市萬州江南新區組 團). It occupies a transferred land area of 56,018.00 sq.m., and is planned for residential uses with a plot ratio of ≤1.5. The plot-ratio gross floor area is approximately 84,027.00 sq.m.. The total land premium of RMB167,127,500 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. CD050513 in Chengdong Street, Wenling City, Taizhou, Zhejiang Province* (浙江省台州溫嶺市城東街道 CD050513 號地塊) by way of cooperation. The land parcel is located to the west of Baizhang South Road, north of Henghu East Road, Chengdong Street, Wenling City* (溫嶺市城東街道百丈南路西側、橫湖東 路北側). It occupies a transferred land area of 46,829.00 sq.m., and is planned for residential and commercial uses with a plot ratio of >1.0 and ≤1.6. The plot-ratio gross floor area is approximately 74,926.40 sq.m.. Land premium of RMB323,760,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcels No. G[2021]008 and No. G[2021]009 in E’zhou City, Hubei Province* (湖北省鄂州市編號為 G[2021]008 號及 G[2021]009 號地塊) by way of open tender auction. The project is located to the east of the connection of E’zhou Bridge, south of Wuzhang Port, E’zhou City* (鄂州市大橋連接線東側、五丈港南側), and is planned for residential uses (available for commercial uses). In particular, land parcel No. G[2021]008 occupies a transferred land area of 62,973.00 sq.m., with a plot ratio of ≥1.0 and ≤2.5, and its plotratio gross floor area is approximately 157,432.50 sq.m.; land parcel No. G[2021]009 occupies a transferred land area of 89,315.20 sq.m., with a plot ratio of ≥1.0 and ≤2.6, and its plot-ratio gross floor area is approximately 232,219.52 sq.m.. The total land premium of RMB720,710,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcels No. 2021-13-1 and No. 2021-13-2 in Xingping City, Xianyang, Shanxi Province* (陝西省咸陽興平市編號為 2021-13-1 號及 202113-2 號地塊) by way of cooperation. The project occupies a transferred land area of 99,935.45 sq.m., and is planned for residential use with a plot ratio of ≤2.9. The plot-ratio gross floor area is approximately 289,812.81 sq.m.. In particular, land parcel No. 2021-13-1 is located at northwest corner of Fujia Bridge, north of Xianxing Avenue, south of Wenbo Road(planned road), Xiwu Street Office, Xingping City*(興平市西吳辦符家橋西北角、咸興大道北側、規劃文博路南 側); land parcel No. 2021-13-2 is located to the north of Xianxing Avenue, east of Qubing Road (planned road), south of Wenbo Road(planned road), Xiwu Street Office, Xingping City* (興 平市西吳辦咸興大道北側、規劃去病路東側、規劃文博路南側). The total land premium of RMB419,551,500 shall be paid by the Group.
