UNAUDITED OPERATING STATISTICS AND LAND ACQUISITION INFORMATION FOR JULY 2021
UNAUDITED OPERATING STATISTICS
The board (the “ Board ”) of directors (the “ Directors ”) of Seazen Group Limited (the “ Company ”, together with its subsidiaries, the “ Group ”) is pleased to announce that in July 2021, the Group achieved contracted sales of approximately RMB16.888 billion, and contracted sales area of approximately 1,553,900 sq.m.
Between January and July 2021, the aggregated contracted sales amounted to approximately RMB134.553 billion, and the aggregated sales area amounts to approximately 12,423,500 sq.m.
LAND ACQUISITION
A subsidiary of the Company obtained the land parcels No. 2021-C-036-1 and 2021-C-036-2 in Urumqi, Xinjiang Uygur Autonomous Region* (新疆維吾爾自治區烏魯木齊市編號為 2021-C036-1 號和 2021-C-036-2 號地塊) by way of open tender auction. The lands are located to the north of Kashi East Road in the High-tech Zone of Urumqi* (烏魯木齊市高新區喀什東路以北). In particular, land parcel No. 2021-C-036-1 occupies a transferred land area of 64,492.87 sq.m., and is planned for commercial and financial service uses with a plot ratio of ≤1.9. The plot-ratio gross floor area is approximately 122,536.45 sq.m.. Land parcel No. 2021-C-036-2 occupies a transferred land area of 185,690.00 sq.m., and is planned for residential, commercial and financial service uses with a plot ratio of ≤1.3. The plot-ratio gross floor area is approximately 241,397.00 sq.m.. The total land premium of RMB1,220,100,000 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. JWJ20210202 in Changzhou City, Jiangsu Province* (江蘇省常州市編號為 JWJ20210202 號地塊) by way of open tender auction. The land parcel is located to the south of Juxiang Road and west of Lvyang Road in Wujin District, Changzhou City* (常州市武進區菊香路南側、綠楊路西側). It occupies a transferred land area of 49,724.00 sq.m., and is planned for residential uses with a plot ratio of >1.0 and ≤1.8. The plot-ratio gross floor area is approximately 89,503.20 sq.m.. Land premium of RMB925,000,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. CR21027 in Haimen City, Nantong, Jiangsu Province* (江蘇省南通海門市編號為 CR21027 號地塊) by way of joint bidding at an open tender auction. The land parcel is located to the north of Fangdu Avenue and east of Xiuzhu Road in Sanxing Town, Haimen City* (海門市三星鎮紡都大道北、秀竹路東側). It occupies a transferred land area of 61,933.00 sq.m., and is planned for residential, commercial service and ancillary public facility uses with a plot ratio of ≥1.6 and ≤1.8. The plot-ratio gross floor area is approximately 111,479.40 sq.m.. Land premium of RMB510,363,800 shall be paid by the Group.
A subsidiary of the Company obtained the land parcel No. CR21028 in Haimen City, Nantong, Jiangsu Province* (江蘇省南通海門市編號為 CR21028 號地塊) by way of joint bidding at an open tender auction. The land parcel is located to the north of Fangdu Avenue and east of Zhenmeng Avenue in Sanxing Town, Haimen City* (海門市三星鎮紡都大道北、震蒙大道東側). It occupies a transferred land area of 63,905.00 sq.m., and is planned for residential, commercial service and ancillary public facility uses with a plot ratio of ≥1.7 and ≤2.0. The plot-ratio gross floor area is approximately 127,810.00 sq.m.. Land premium of RMB584,040,600 shall be paid by the Group.
A subsidiary of the Company obtained the land parcels No. 2021JY16, 2021JY17, 2021JY18, 2021JY19 and 2021JY20 in Lianshui County, Huaian City, Jiangsu Province* (江蘇省淮安市漣 水縣編號為 2021JY16 號、2021JY17 號、2021JY18 號、2021JY19 號及 2021JY20 號地塊) by way of open tender auction. In particular, land parcel No. 2021JY16 is located to the east of Lianshui Road and north of Longteng Avenue in Liancheng Sub-district, Lianshui County* (漣水 縣漣城街道漣水路東側、龍騰大道北側). It occupies a transferred land area of 47,461.02 sq.m., and is planned for residential use with a plot ratio of >1.0 and ≤2.0. The plot-ratio gross floor area is approximately 94,922.04 sq.m.. Land parcel No. 2021JY17 is located to the east of Lianshui Road and north of Longteng Avenue in Liancheng Sub-district, Lianshui County* (漣水縣漣城 街道漣水路東側、龍騰大道北側). It occupies a transferred land area of 45,388.76 sq.m., and is planned for residential use with a plot ratio of >1.0 and ≤2.0. The plot-ratio gross floor area is approximately 90,777.52 sq.m.. It occupies a transferred land area of 34,817.97 sq.m., and is planned for residential use with a plot ratio of >1.0 and ≤2.0. The plot-ratio gross floor area is approximately 69,635.94 sq.m.. Land parcel No. 2021JY19 is located to the east of Chenxi Road and north of Longteng Avenue in Liancheng Sub-district, Lianshui County* (漣水縣漣城街道晨曦路東側、龍 騰大道北側). It occupies a transferred land area of 64,783.67 sq.m., and is planned for residential use with a plot ratio of >1.0 and ≤2.0. The plot-ratio gross floor area is approximately 129,567.34 sq.m.. Land parcel No. 2021JY20 is located to the north of Qinglian Avenue and west of Huaipu South Road in Liancheng Sub-district, Lianshui County* (漣水縣漣城街道清漣大道北側、淮浦南 路西側). It occupies a transferred land area of 75,515.81 sq.m., and is planned for commercial use with a plot ratio of >1.0 and ≤1.2. The plot-ratio gross floor area is approximately 90,618.97 sq.m.. The total land premium of RMB691,500,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. 2021A-23 in Rizhao City, Shandong Province* (山東省日照市編號為 2021A-23 號地塊) by way of open tender auction. The land parcel is located to the south of Dongying Road and west of Jining Road in Rizhao* (日照市東營 路以南、濟寧路以西). It occupies a transferred land area of 44,917.70 sq.m., and is planned for residential use with a plot ratio of ≤2.2. The plot-ratio gross floor area is approximately 98,818.94 sq.m.. Land premium of RMB675,000,000 shall be paid by the Group.
