The NAV % Total Return for the month was +0.20% which takes the NAV % Total Return to +3.87% over the past six months and +9.17% over the past 12 months.
The Ordinary Share NAV as at 31st January 2022 was 96.04 pence per Ordinary Share, which is 0.19 pence higher than as at 31st December 2021. This overall gain comprises interest income net of expenses of +0.369 pence per Ordinary Share and a decrease in portfolio valuations of 0.179 pence per Ordinary Share (which includes all credit and currency movements).

At 31 January 2022, the Company's invested portfolio had an aggregate valuation of £128 million across 33 investments. The average yield was 8.46% with a weighted average loan life remaining of 2.31 years. Overall, the portfolio is invested across 94% of private markets assets and 6% in public bonds. With regards to any further interest rate increases by global central banks, the portfolio remains well positioned through the Investment Manager's focus on creating a portfolio of high yielding and short duration loans that do not hold significant exposure to interest rate movements.
The first month of 2022 was moderately active in terms of repayments and new investments:
· Two further scheduled drawdowns totalling approximately £0.95 million under the Company's two committed construction facilities for new purpose-built aged care homes (ref. 88 & 83). One of the properties reached practical completion at the end of Q4-2021 and is expected to commence trading at the end of Q1-2022, with the other care home property facing no delays to its expected completion date and remains on budget.
· Elysium Healthcare (ref.6 in previous factsheets) repaid its GBP TLB, with the Company receiving its nominal outstanding of £4.5 million in full.
· Voyage Care (ref.15&16 in previous factsheets), which during the reporting month was acquired by London based infrastructure investment manager, Wren House, refinanced its senior & junior secured bonds, with the Company receiving its nominal outstanding of £7.5 million, which was directly reinvested in the newly issued senior secured bonds issued by Voyage Care.
The Company's cash position remains robust with approximately £10 million of available capacity under its RCF.
