Pursuant to Regulation 30 of SEBI (Listing Obligations and Disclosure Requirements) Regulations, 2015, we wish to inform you that Board of Directors in its meeting held on today, i.e; Tuesday, February 24, 2026 has approved availing of secured loan/ credit facility of Rupees 200 Crore (Rupees Two Hundred Crore Only) from Aditya Birla Housing Finance Limited:

7. Details of security provided The Facility, all interest thereon, costs, charges, expenses and all
other monies in respect thereof shall be secured by:
 An Exclusive second charge (First Charge with Noida
Authority) by way of equitable mortgage on all that piece &
parcel of land admeasuring 12161.97 sqm., Situated at Plot
no. GH-01C, sector 168, Noida, along with development rights
& the present & future free sale FSI of project land (excluding
the sold/allotted units in the project) together with all
buildings & structures thereon, both present & future.
 An exclusive charge by way of hypothecation on the
scheduled sales receivables from sold units & receivables
from unsold units of the project- Sunworld Arista (Ph-2 T-
5,7,8,9), Club, under the documents entered with the
customers by the borrower, all such proceeds both present &
future.

 An exclusive charge by way of hypothecation on the escrow
account of the project, all monies credited/ deposited therein
(in whatever form the same may be), & all investments in
respect thereof (in whatever form the same may be).
 Interest Service Reserve Account (in the form of investment
into liquid financial investments) equivalent to Three-month
interest to be created at the time of each disbursement. Lien
markingto be done within 15 days of each disbursement.
