Notification of Transactions by Persons Discharging Managerial Responsibilities ("PDMR")

The Company has been notified that following an internal reorganisation of entities within the Prestbury Investment Holdings Limited group, 44,301,565 shares in LXI REIT plc formerly held by PIHL Property LLP have been distributed up the chain of ownership to its parent company, Prestbury Investment Holdings Limited.  The transfers have been undertaken to allow for the winding up of subsidiary entities no longer serving any purpose in the Prestbury group. PIHL Property LLP and Prestbury Investment Holdings Limited are both PCA's of Nick Leslau (a Non-Executive Director of the Company). The ultimate beneficial ownership of the LXI shares remains unchanged following the transfers with Nick Leslau and his persons closely associated, being interested in a total of 95,978,407 LXI shares, representing 5.6% of the issued share capital of the Company.

The relevant notifications set out below are provided in accordance with the requirements of Article 19 of the UK Market Abuse Regulation.
