Remarks:

(1) A specific provision amounting to HK$133 million has been made for the
Constellation Cove development in Tai Po Kau. The Group's 75% share of
the provision amounts to HK$100 million.

(2) The calculation of earnings per share is based on the profit
attributable to shareholders of HK$363,033,000 (2001: HK$281,057,000) and
the weighted average number of 1,158,228,637 shares (2001: 1,138,597,034
shares) in issue during the period.

There is no dilution arising from the outstanding share options granted by
the Company in 1997, 1999 and 2001. The dilution from the outstanding
share options granted by the Company in 2000 and 2002 is immaterial.
Accordingly, diluted earnings per share has not been shown.
