Remarks:

(1) As a result of the adoption of the revised Hong Kong Statement of
Standard Accounting Practice 1, certain comparative figures have been
extended accordingly.

(2) A specific provision amounting to HK$400 million has been made for the
Ocean Pointe development in Sham Tseng.

(3) The calculation of earnings per share is based on the profit
attributable to shareholders of HK$728,201,000 (1999: HK$1,232,602,000)
and the weighted average number of 1,121,951,220 shares (1999:
1,118,043,969 shares) in issue during the year.

Diluted earnings per share has not been shown as there is no dilution
arising from the outstanding convertible bonds issued by the Group and the
outstanding share options granted by the Company in previous years and the
dilution from the outstanding share options granted by the Company in the
current year is immaterial.
