ICADE HANDS OVER TECHNIP ENERGIES' NEW HEADQUARTERS, ORIGINE: NEARLY 51,000 SQ.M OF OFFICE SPACE WITH A HYBRID TIMBER-CONCRETE STRUCTURE IN NANTERRE

On March 19, 2021, Icade's CEO Olivier Wigniolle handed over the keys to Origine, Technip Energies' new headquarters, to the company's CEO Arnaud Piéton.

Located in Nanterre-Préfecture next to the Nanterre-La Folie transport hub in Paris La Défense, Origine is an office building with amenities covering a total floor area of 70,000 sq.m. An off-plan lease agreement for a term of over 9 years with no break option was signed with Technip Energies for the Origine building, resulting in 80% of the new space being pre-leased three years before completion.

This investment of nearly €450 million highlights Icade's expertise in developing major office projects and the appeal of this fast-growing district.

Office space for Technip Energies' innovative business

Designed by Maud Caubet Architectes and Quadri Fiore Architecture, Technip Energies' headquarters will offer employees work space tailored to their needs in addition to a wide range of amenities: business centres, showroom, spaces for sharing expertise, gym, company restaurant, concierge services, auditorium and a spacious 300-sq.m terrace on the 7th floor accessible to all the teams.

The project was designed based on bioclimatic architecture with a hybrid timber-concrete structure, featuring geothermal energy, connection to district heating networks, integrated photovoltaic panels, natural light and rainwater collection systems. This energy mix will allow Technip Energies to consume 20 to 25% less energy compared to its former premises.

Origine is at the apex of Icade's low-carbon expertise and aims to achieve the highest levels of French and international environmental certification and labelling: E+C- label with an E2C2 rating, HQE Excellent, BBCA V3, LEED Gold and BREEAM Excellent.

Particular attention has also been paid to nature and biodiversity within the project, since Origine has almost 6,500 sq.m of landscaped areas (gardens, patios, loggias, roofs, terraces, etc.). Green photo

Origine is also part of the next generation of smart buildings—designed and developed using building information modelling (BIM) with a smart electricity grid that manages energy storage and distribution.

A mixed-use project in Paris La Défense

Origine also meets Icade's goal to develop projects that are both mixed-use and inclusive, in line with its Purpose. In early 2020, Icade Promotion completed the Nouvelle Vague residential building on the same site, comprising 145 apartments, with shops and a childcare centre on the ground floor. The housing units have been fully let.

An exemplary building in terms of inclusion

Icade has signed an agreement with the Nanterre Employment and Training Centre (MEF) and Vinci Construction France aimed at promoting access to employment, professional integration and skills for Nanterre residents. As a result, nearly 80,000 hours of professional integration (8% of the total hours) were performed on the Origine and Nouvelle Vague construction sites, with 82% of the workers from Nanterre.
