ICADE HANDS OVER THE FONTANOT-WEST PARK 4 BUILDING AND COMPLETES THE ACQUISITION OF THE LE PRAIRIAL BUILDING

Icade has completed two major office projects in Les Terrasses de l'Arche in Nanterre (Hauts-de-Seine). Icade has been very active and highly visible (Origine project, Défense 4/5/6, AXA France headquarters...) in this popular and lively business district.

Icade hands over the West Park 4 building in Nanterre to Groupama Campus

On June 30, Icade handed over the nearly 16,000-sq.m Fontanot building—renamed West Park 4 and located at 8 boulevard Pesaro in Nanterre—to its tenant Groupama Campus after it underwent a major refurbishment.

This handover follows on from the signing of an off-plan lease agreement with Groupama for 100% of the building's floor area for a term of 12 years with no break option.

This major overhaul created close to 2,000 sq.m of additional space. The project aims to obtain HQE certification for renovation with an "Excellent" rating, the BREEAM certification with a "Very Good" rating and the BBC Effinergie label for renovation.

This nearly €110m investment highlights Icade's expertise in major office refurbishments and the appeal of this fast-growing district.

Icade completes the acquisition of the Le Prairial building in Nanterre

Following the signing of a preliminary agreement on April 7, Icade acquired this nearly 13,400-sq.m building from a fund managed by Keys REIM on June 30.

Located in the Les Terrasses de l'Arche district in Nanterre right next to La Défense, the Le Prairial building has been fully leased to a government tenant.

This opportunistic acquisition, in an area undergoing rapid change in which Icade has a strong presence, offers high potential for value creation which could be unlocked through its future redevelopment.
