ICADE ANNOUNCES THE ACQUISITION OF TWO CLINICS BY ICADE SANTE

Icade Santé (56.5% owned by Icade) acquired two clinics on April 12 and 13, 2017, respectively:

  • the Ormeau MSO polyclinic in Tarbes (Hautes-Pyrénées) from the Médipôle Partenaires group, for a total of €43 million (including duties), following the preliminary agreement signed at the end of 2016. This polyclinic has two sites: Ormeau Centre (10,437 sq.m) and Ormeau Pyrénées (10,609 sq.m),
  • the Helios disability care home in Saint-Germé (Gers) for €9.7 million (including duties), in partnership with the Clinipôle group from Montpellier, which concurrently takes over the operation. On this site, total floor area is 5,800 sq.m, with a land area of 23,000 sq.m.

The two clinics are subject to 12-year leases with no break options.

Additionally, last March 31, Icade Santé sold the Les Chênes polyclinic in Aire-sur-l'Adour to its new operator, the Clinifutur group, for €5.6 million (net price received by the seller), in line with the asset's appraised value.

Icade Santé thus reinforces its position as the leader in healthcare real estate, with a portfolio of 97 assets, including 4 projects under development.

These transactions make it possible for Icade Santé to strengthen its portfolio and partnerships and to support the expansion of healthcare operators outside the Paris region.
