Goodman Australia Industrial Fund successfully prices inaugural A$175 million senior, unsecured note issue

Date 12 May 2011 Release Immediate

Goodman Australia Industrial Fund (GAIF or Fund) has today successfully priced its inaugural A$175 million Australian Medium Term Note (MTN) issue, with strong demand from institutional investors.

The senior, unsecured 5 year notes have been priced at a spread of 235 basis points. Proceeds of the issue will be used to refinance existing facilities, with the Fund’s weighted debt maturity profile increasing from 3.7 to 4.1 years. The issue will not impact GAIF’s gearing ratio.

Today’s announcement follows the recent assignment of a ‘BBB’ corporate credit rating by Standard & Poor’s and reflects the extensive range of capital management initiatives undertaken by GAIF over the last 12 months to restructure and refinance its debt platform.

GAIF Chairman and Goodman Group CEO, Greg Goodman said: “We are very pleased with the success of GAIF’s first Australian MTN issue and the strong support of investors. It represents a significant step in the ongoing implementation of GAIF’s capital management programme and demonstrates the commitment of the Group and our funds to continue diversifying our debt funding sources and extending our debt maturity profile.”
