DEVELOPMENT APPROVAL GRANTED FOR SECOND FINBAR SPRINGS PROJECT

  • Finbar JV receives development approval for 154 apartments at Springs.

  • Project represents first stage of ~270 residential apartment complex.

  • Marketing campaign to launch in February 2014.

  • Project known as Arbor North with completion anticipated in FY16.

  • ~$70m million end project value.

  • Finbar to receive 50% of project profit plus management fee.

Perth, 4 November 2013: Western Australia’s leading apartment development company, Finbar Group Limited (ASX: FRI) ( Finbar or the Company ) is pleased to announce that it has received approval for the development of 154 residential apartments to be constructed on Lot 1001, Rowe Avenue at the Springs in Rivervale.

The project, to be named Arbor North, will be part of a two stage project comprising approximately 270 residential apartments and will be constructed on the 9,212 square metre 50% owned joint venture site acquired in December 2012. Finbar will share in half of the project’s profit as well as earning a management fee. An application for the development of the second stage, Arbor South, will also commence shortly.

Arbor North will have a $70 million end project value comprising one and two bedroom apartments and will be launched to the market in February 2014 with construction anticipated to commence in mid-2014.

Its launch will occur following the successful sales campaign at the Company’s Spring View Towers project, which is located 200 metres from the Arbor North site, and has received strong demand with 88% of the 188 unit project being sold with construction underway.

The Springs development is part of a 14 hectare revitalisation project that was conducted by the Western Australian State Government and will create new and diverse styles of inner city living. It is located five kilometres east of the Perth Central Business District and is in close proximity to the high grade amenity of the Swan River and Crown (formerly Burswood)

Entertainment Complex. The property also has excellent transport links to the Graham Farmer Freeway, the Great Eastern Highway and the rail system in Burswood.

Speaking on the approval today, Finbar Managing Director Darren Pateman said, “This approval has been received on the back of last week’s approval for our 264 unit project in Subiaco. The sale and completion of both of these projects will help underpin a robust 2016 financial year performance.”
