CLIPPER APARTMENT PROJECT NOTICE OF MEETING

Notice is hereby given that a meeting of the Unitholders of Clipper Apartment Project (the "Project") will be held in the Boardroom of Shelter Canadian Properties Limited, 2600 Seven Evergreen Place, Winnipeg, Manitoba on Wednesday, September 18, 2024 at 11:00 a.m. for the following purposes:

• to discuss the operations of the Project; $1.$
• to consider, and if deemed advisable, to pass, with or without variation, an extraordinary $2.$ resolution authorizing Shelter Canadian Properties Limited and 426525 Ontario Limited to apply to each of the applicable regulatory authorities, requesting a decision that the Project is not a reporting issuer (the "Extraordinary Resolution"). The text of the Extraordinary Resolution is included on Schedule "A" to the Information Circular prepared by Shelter Canadian Properties Limited and dated August 15, 2024; and
• to transact any other business that may be necessary or advisable. $3.$

Unitholders who are not able to attend the meeting in person are requested to date, complete and return the enclosed Instrument of Proxy before Wednesday, September 18, 2024 to Shelter Canadian Properties Limited, 2600 Seven Evergreen Place, Winnipeg, Manitoba, R3L 2T3.
