Remarks:

(1) Basic earnings (loss) per share

The calculation of basic earnings (loss) per share is based on the profit
for the year of HK$34,615,000 (1999: a loss of HK$178,706,000) and on the
weighted average number of 219,103,681 (1999: 219,103,681) ordinary shares
in issue throughout the year.

(2) Diluted earnings (loss) per share

The share options had no dilution effect on the earnings (loss) per share.

(3) Explanation for any change or adjustment of the last corresponding
results

As a result of the adoption of revised Statements of Standard Accounting
Practice issued by the Hong Kong Society of Accountants which became
effective the year, certain comparative figures have been reclassified to
conform with the current year's presentation.

(4) Additional disclosure for financial performance

The substantial improvements in operating profit of HK$46,532,000 (as
compared to the loss of HK$174,413,000 for the previous year) is
principally due to the realization of gains on the sale of the first two
towers of Chaoyang Garden and there being no further provisions to be made
for diminution of assets of the Company and its subsidiaries.
