SETTLEMENT OF NSW STATE GOVERNMENT PORTFOLIO ACQUISITION

This announcement constitutes a notice given by Cromwell Corporation Limited ABN 44 001 056 980 and Cromwell Property Securities Limited ABN 11 079 147 809 as the responsible entity of the Cromwell Diversified Property Trust ARSN 102 982 598 under paragraphs 708AA(12)(a) and 1012DAA(12)(a) of the Corporations Act 2001 (Cth) as notionally modified by Australian Securities and Investments Commission Class Order [CO 08/35].

Cromwell Property Group (ASX code: CMW) announces that it has today settled its acquisition of the NSW State Government portfolio of seven office assets for $405 million.

Settlement funded by a combination of a new $200 million debt facility with Commonwealth Bank of Australia and the proceeds of the recently completed Placement and Institutional Entitlement Offer.
