PURCHASE OF ENERGEX BUILDING EXPECTED TO SETTLE IN EARLY JULY

On 30 June 2009, Cromwell issued a supplementary product disclosure statement (SPDS) updating the Product Disclosure Statement for the Cromwell Riverpark Trust ARSN 135 002 336 (“CRT”). The CRT is an unlisted single property trust managed by Cromwell Group. Amongst other things the SPDS extends the offer period for units in the CRT until 31 December 2009 and confirms satisfaction of various conditions precedent to settlement of the land to be acquired by the CRT.

The Product Disclosure Statement including the SPDS is available on the Cromwell Group website (www.cromwell.com.au/crt).

Notwithstanding the extended offer period, the remaining conditions are expected to be satisfied and settlement is currently scheduled for 10 July 2009. However, the parties are using their best endeavours to proceed to settlement earlier if possible.
