Receipt of Third Supplementary Bidder’s Statement

Fife Capital Funds Limited (“ Fife Funds ” or the “ Responsible Entity ”) in its capacity as responsible entity of the Australian Industrial REIT (“ ANI ”) advises that it has received the Third Supplementary Bidder’s Statement from 360 Capital Investment Management Limited in its capacity as responsible entity of 360 Capital Industrial Fund (“ TIX ”) in relation to TIX’s unsolicited off market, predominantly scrip offer for all the units in ANI (“ Offer ”). The Third Supplementary Bidder’s Statement updates the Offer terms including the consideration offered in relation to the Offer (“ Updated Offer ”).

The Independent Board Committee (“ IBC ”) of the Responsible Entity is reviewing the Updated Offer, in conjunction with its advisers.

Your Directors advise you to take no action until the IBC completes its review of the Updated Offer.

The Responsible Entity will keep you informed if there are any material developments.
