Settlement of $99.6 million Australian Technology Park Fund

CNI subsidiary, Centuria Property Funds today announced that its purchase of a 50% interest in 8 Central Avenue, Australian Technology Park in Sydney has settled.

The 8 Central Avenue interest is the largest single acquisition in Centuria’s history. It is headquarters to the Seven Network and is located in the Australian Technology Park, a rapidly expanding precinct on the Sydney CBD fringe.

The property will be held in the 8 Central Avenue Fund, a single asset, closed end, unlisted property fund managed by Centuria Property Funds. The fund was awarded an AA+ rating by the independent researcher, Property Investment Research and the associated $64 million capital raising closed over-subscribed.

Offshore investors, in particular the real estate investment manager of major Nordic bank, SEB Investment GmbH, took a substantial stake in the Fund. SEB real estate assets under management as at June 2013 totalled approximately EUR 12.9 billion.

SEB were introduced through Centuria’s Singapore office and Centuria Group CEO, John McBain, commented “it is pleasing to see equity being sourced from a combination of offshore institutional investors as well as from Centuria’s traditional investor base. This is directly in line with our threelevel property funds management strategy being a combination of retail and wholesale investors and ultimately a complimentary listed vehicle.”

He added “the unlisted property unit under division CEO Jason Huljich has enjoyed a successful calendar year with over $250 million in property acquisitions, and raising over $160 million in equity.”
