Ordinary Shares of Big Yellow Group PLC (the "Company").

Nature of the transaction

1. On 30 June 2021, Mr Gibson exercised an option to purchase 1,332 ordinary shares maturing under the Company's Save As You Earn Scheme at an average price of 675.4 pence per share.  This increases Mr Gibson's beneficial holding to 2,416,271 ordinary shares, representing 1.32% of the issued share capital of the Company.

2. On 30 June 2021, Mr Trotman exercised an option to purchase 2,665 ordinary shares maturing under the Company's Save As You Earn Scheme at an average price of 675.4 pence per share.  This increases Mr Trotman's beneficial holding to 238,788 shares, representing 0.13% of the issued share capital of the Company.
