NOTIFICATION OF TRANSACTIONS OF
DIRECTORS AND PERSONS DISCHARGING MANAGERIAL RESPONSIBILITIES

The Company was informed that on 16 December 2024, that the following directors were granted restricted share awards in respect of ordinary shares in the Company, under the terms of the LTIP (the Bellway p.l.c. (2023) Performance Share Plan) as follows:

The awards are to be held in the Bellway Employee Share Trust (1992) ('the Trust') until at least 16 December 2027. The awards will attract dividend accrual and any vested shares which are not sold to pay income tax and national insurance liabilities will be subject to a two year post vesting holding period.
The following notifications are made in accordance with the requirements of Article 19(3) of the EU Market Abuse Regulation.
