Large Format Property Fund Acquisition

Beacon Lighting Group Limited (ASX: BLX) is pleased to announce that through its 50% ownership in the Large Format Property Fund (Fund) and its 50% partnership with Rebeach Pty Ltd, another subfund has been set up to acquire a new property.

The Large Format Property Subfund (Modbury) has been set up as a subfund of the Fund to purchase an existing large format property at 985 North East Road, Modbury, SA 5092. The property is in close proximity to other aligned retail businesses, including being directly opposite the Westfield Tea Tree Plaza Shopping Centre. The property was purchased for $8.4 million with a land area of 4,326m2 and the building area of 1,735m2. The property is anchored by two major large format retail tenants being Beacon Lighting and Petstock and complemented by two other smaller tenants. The Beacon Lighting Group 50% contribution to the Subfund for this property was $2.6 million and for the first time, the Fund has used bank finance of $3.4 million to support the property acquisition.

The Beacon Lighting Group Chief Executive Officer, Glen Robinson said “that the acquisition of the Modbury property continues to build the property portfolio for the Large Format Property Fund and provides Beacon Lighting with the opportunity to financially benefit from being a long-term tenant at the Modbury property. The introduction of bank finance for the first time has proved to be helpful and could provide further flexibility to fund other Fund acquisitions or restructures in the future”.
