ASX ANNOUNCEMENT

Institutional placement – disclosure notice

On 26 July 2007, Abacus Property Group issued 52,631,579 stapled securities (the Placement Securities).

Abacus Property Group gives notice to the Australian Stock Exchange under sections 708A(5)(e) and 1012DA(5)(e) of the Corporations Act that:

• (a) the Placement Securities were issued without disclosure under Part 6D.2 of the Corporations Act and without a product disclosure statement under Part 7.9 of the Corporations Act being prepared;

• (b) as a disclosing entity, Abacus Property Group is subject to regular reporting and disclosure obligations;

• (c) as at the date of this notice, Abacus Property Group has complied with:

  • (i) the provisions of Chapter 2M of the Corporations Act as they apply to the Group; and

  • (ii) section 674 of the Corporations Act as it applies to Abacus Property Group;

• (d) as at the date of this notice, there is no excluded information under sections 708A(6)(e) or 1012DA(6)(f) of the Corporations Act.
