Eiffage announces the sale of the Villeneuve d'Ascq office building leased by Orange, via the transfer of the construction leasehold rights, which expire in November 2086, to Amundi Immobilier on behalf of the funds it manages, in a transaction worth just over €62 million.
Handed over in August 2019 following three years of works led by the Eiffage group, this tertiarysector complex adjoining the Pierre Mauroy Stadium was part of the second and final phase of property development around the stadium, backed by the Lille metropolitan authority and the City of Villeneuve d'Ascq.
The building currently accommodates almost 1,200 Orange Grand Nord - Est employees; the French telecommunications leader has signed a renewable 12-year commercial lease and will occupy the building until at least 2031.
Designed by the architects Valode & Pistre, who also designed the Pierre Mauroy Stadium, the 19,540 sq.m building is laid out around an 800 sq.m open-air central patio. With five superstructure levels and two basement levels, the building also includes a 1,400 sq.m catering hub and 326 parking spaces.
Designed entirely using BIM, the building is NF HQE (New Commercial Building) and Effinergie Plus certified. Particular attention was paid to the choice of materials, energy management, and acoustic and visual comfort for building users.
