Employee Benefit Trust Share Purchase

The Picton Property Income Limited Employee Benefit Trust (the 'Trust') has completed the purchase of 1,200,000 ordinary shares in the Company at an average share price of 76.5 pence.

The Trust holds shares for the benefit of the Company's employees to satisfy awards made under the Company's Long-term Incentive Plan and Deferred Bonus Plan.

The Trust currently holds 3,119,446 ordinary shares representing approximately 0.6% of the Company's current voting rights.
