Notification of Transaction of a Director

Further to the announcement on 11 August 2017, the Board of Empiric Student Property plc (ticker: ESP), the owner and operator of premium student accommodation across the UK, announces that Paul Hadaway and Tim Attlee, Directors of the Company, have each sold 130,521 ordinary shares in the Company ("Ordinary Shares") at a price of 111.5 pence per share. The proceeds of these transactions will be used to fund the tax and national insurance liabilities resulting from their exercise of vested nil-cost options pursuant to the Empiric Student Property Plc 2014 Long Term Incentive Plan (the "Exercise").

This notification is made in accordance with Article 19 of the Market Abuse Regulations and further details required under Article 19(6) are set out in the Appendix below.
