DIRECTOR SHAREHOLDING

Palace Capital, the property company focussed on investing in the UK's secondary property market outside London, announces that Susan Elizabeth Dove, wife of Anthony Dove (Non-executive Director of the Company), today purchased 2,000 ordinary shares in the Company at a price of 235p per share.  Following this purchase, Anthony Dove now has a total beneficial interest in 43,000 ordinary shares in Palace Capital, equivalent to 0.35% of the Company's total issued share capital.
