Notification of Transaction of Directors, Persons Discharging Managerial Responsibility or Connected Person

The Company announces that it received notification on 17 May 2013 that Mr Richard Tice, Chief Executive Officer and Director of the Company, exercised options granted on 11 March 2010 over:

1.   293,618 Ordinary Shares at a price per Ordinary Share of £4.70 under the Company's Unapproved Share Option Plan; and

2.   6,382 Ordinary Shares at a price per Ordinary Share of £4.70 under the Company's 2005 Company Share Option Plan

(together the "Options")

Mr Tice sold 146,000 Ordinary Shares on 17 May 2013 at 980 pence per Ordinary Share in order to meet his tax liabilities.  Mr Tice will retain the balance of 154,000 Ordinary Shares.

Following this transaction, Mr Tice's interest in the number of Ordinary Shares is 410,163 Ordinary Shares (0.96%).

The exercise of Options was satisfied by Ordinary Shares held by the Company in treasury.

In accordance with the Disclosure and Transparency Rules, Mr Tice has notified the Company that the balance of Ordinary Shares referred to above have been transferred into his funds managed by Schroders Investment Management Limited, of which 82,000 will be charged as security.
