A mutual agreement has been reached on the dispute between Banimmo and Adventis, owner of a plot of land in Charleroi on which a new building for BNP Paribas Fortis is intended to be built. In this context Banimmo acquires 100% of the shares of the company owning the land. The legal proceeding has been stopped.
This dispute has arisen in the past when Banimmo was facing a refusal of its partner to sell 50% of the shares of the company owning the land, as contractually agreed. Banimmo had no other choice but start legal proceedings to enforce the execution of the signed partnership agreement.
Banimmo has decided to partner with the IRET group to ensure the development of this project and sold therefore 50% of the shares of the company to IRET.
As indicated in our press release of 8 May 2012, the building will be located on the Boulevard Tirou in Charleroi and will have a total surface of 8,000 sqm on 8 above ground levels. The 3 underground levels will house 75 parking spots.
Located in the city centre of Charleroi, the building will be easily accessible both by public transport from the railway and bus station located at 300m, and by car through a direct access from the Ring road of Charleroi.
The permits have been obtained and the construction will start in the coming weeks for a delivery at the end of 2015. The tenant will occupy its new regional headquarters based on a 15 years lease contract.
During the construction of the building, a special focus will be given to the energy performance to obtain a very low energy consumption building. Banimmo aims at achieving a 'very good' or 'excellent' BREEAM score.
BNP Paribas Real Estate acted as agent and advisor for the different parties in this transaction.
