Banimmo sells office building in Colombes (France)

Banimmo (NYSE Euronext BANI) sold an office building in Colombes (France) in the Paris suburbs to an institutional investor for a net selling price of €15 million.

Late September, Banimmo signed a deed of sale with an institutional investor for the sale of an office building in Colombes (92) nearby Paris. The building has a surface area of 14,250 sqm and 350 parking spaces. It is divided into three buildings, with the ground floor serving as business premises and the upper floors as office space. The building also features a company restaurant.

The unconditional agreement ("Compromis") was signed in late July 2015, as announced in our half year publication dated 28 July 2015.

As a reminder, Banimmo acquired the office building in 2004. The acquisition aimed a technical and commercial improvement of the building, in the framework of Banimmo's long-standing strategy of redeveloping office buildings. Currently, business activity in France has been oriented exclusively towards the redevelopment of retail galleries. The recently sold building was the only remaining office building in France.

The building's occupancy rate is 90%. The net selling price of €15 million causes a loss compared with the value of the building as registered in the books as at 31 December 2014. This loss had however already partially been anticipated in the half-yearly accounts as at 30 June 2015, as a negative fair value variation of € 2.4 million had been recorded for this asset.

As regards the remaining portfolio, Banimmo is negotiating the final terms of the sale of two further assets in Belgium.

Furthermore, Banimmo has reported the conclusion of an important lease agreement for 1,200 sqm during a fixed term of 9 years. The above leasing agreement with a leading multinational company concerns the Alma Court building, which is occupied at 97%.
