The Swedish Prison and Probation Service Awards Custody Unit Project to Intea

The Swedish Prison and Probation Service has conducted a landlord procurement for a new custody unit to be established in Gävle and has decided to award the contract to Intea.

The new custody unit project is expected to cover just under 22,000 sqm of lettable area and will include 110 detention rooms, offices, and premises for the national transport unit.

The lease agreement runs for a period of 25 years from completion. The annual rental value is based on the total costs incurred in the project and is currently estimated at approximately SEK 96 million, of which nearly 40 percent will consist of base rent with 70 percent CPI indexation, while the remaining part will consist of non-indexed annuity-based annual additional rent which will be paid during the initial lease period. The total investment is estimated at approximately SEK 1,450 million. The lease agreement is subject to government approval, among other conditions. A contract suspension is in place until February 24, 2025.

The project is expected to be completed by the end of 2029.
