Eiffage, through its subsidiaries Eiffage Construction (mandatory) and Eiffage Énergie Systèmes, recently secured in consortium the design-build contract from Partenord Habitat, for the renovation of 569 first apartments, across nine buildings, in the Glacis district of Dunkirk in France. The contract is worth a total €54.5 million (which Eiffage share is €36.7 million).
The consortium, which also includes the architecture and landscaping firms WRA Ithaques Maaru, Tandem + and SLAP, and the engineering companies Egis, Hexa Ingénierie and Cré Ingénierie, along with Sanicap, ETBH and Citeo, will be carrying out the following:
The project will be executed in full BIM-CIM mode to provide optimal project management using a digital model of the whole district, from design to handover, and onward into the maintenance phase by Partenord Habitat.
This project carries the "ÉcoQuartier" and "BBC Rénovation 2024" labels and is designed to improve living conditions and comfort for local residents. Tenants will benefit from more energyefficient homes – upgraded from a D to a B rating. Teams from Eiffage Énergie Systèmes will ensure electrical refit of all appartements and will install rooftop solar panels to provide 100% of the power needed to light communal areas in all nine buildings.
In order to meet the project's ambitious environmental objectives, special care has been taken to ensure that 70% of waste is either reused directly or reclaimed through a circular economy approach. A preliminary diagnostic process identified existing on-site resources to be reused in the building renovations. These will include recovered glass and PVC used to create new frames.
A range of biosourced materials will also be used, including wood wool for roof insulation, and algae-based paints. This use of organic materials will help reduce the project's environmental impact.
Eiffage and its partners will be allocating 34,400 working hours to access-to-employment jobs and are committed to contracting 59% of the work to local small and medium-sized businesses.
Design studies are already under way, and the construction phase, 90% of which will take place on occupied sites, will begin in June 2025.
