Entra ASA : Acquires development project in Trondheim

Entra has today entered into an agreement to purchase the development project

"Trondheimsporten", a new-build project centrally located in Holtermanns veg 70

in Trondheim. When finalised, the property will be a 15-floor building of

approx. 28,600 sqm. office/education and parking. The property is 77% pre-let to

Trondheim municipality and the Norwegian Labour and Welfare Administration on

10-year contracts. The tenants have options to let the remaining areas in the

building. Construction will start in January 2016.  The building is expected to

be finalised during the third quarter of 2017 with a BREEAM Very Good

classification.

"I am very satisfied that we now can start a new development project and grow

the portfolio in Trondheim, one of Entra's core markets. We find the combination

of central location, quality of the tenants and solid financial returns to be

very attractive" says CEO Arve Regland in a comment.

Entra will acquire 100% of the shares in Sorgenfri Trondheim AS. The purchase

price is approximately NOK 680 mill, of which NOK 163 mill will be paid upon

closing on 18 December  2015 and the remaining as construction commences.

Estimated yield on cost is 6.4%. The seller is Prora Næringsprosjekter AS that

will continue on-site project management until the project is finalised.
