VIB Vermögen AG invests in two high-yield commercial properties
• Total investment of EUR 41m

Neuburg / Donau, 5th April 2007 – The VIB Vermögen AG, a company
specialising in commercial real estate, has further expanded its portfolio
through the acquisition of two high-yield production and logistics
properties. This new investment amounting to a total of EUR 37m has already
been partly financed through the fresh equity from the recently placed
capital increase. The properties, which are completely let, generate an
annual rental income of approx. EUR 2.8m. This is the equivalent of a
rental yield of 7.5% p. a.

The newly acquired production and logistics property in Neufahrn near
Munich has around 30,000 m² floor space and is let to a car manufacturer
and a logistics company. At the other location in Wackersdorf, north of
Regensburg, the VIB Vermögen AG has acquired an industrial building for
production and logistics. This property has a floor space of 16,000 m² and
is let to middle-sized companies of first-class standing active in the
fields of production, logistics, and services. The total investment is
being financed with approx. EUR 8.5m equity and a long-term bank loan
amounting to around EUR 28.5m. In addition, the VIB Vermögen AG acquired a
plot of land in Neufahrn encompassing an area of 11,000 m² at a purchase
price of EUR 4m, which is being developed for a building project. Chief
Executive Officer Ludwig Schlosser is optimistic for the future: 'The
latest capital increase opens up new prospects for us. We are in a position
to make further acquisitions in the near future and thus accelerate the
growth of the VIB Vermögen AG.'

Profile of the VIB Vermögen AG

The VIB Vermögen AG is a medium-sized real estate holding company that
focuses its investments on commercial real estate in South Germany. Founded
in 1993 as a business partnership, the VIB was converted into a public
company in the year 2000. Since then the company has developed its core
competency in the fields of acquisition and administration of its own real
estate and of investing in companies with real estate assets.
The real estate portfolio of the VIB Group comprises more than 30 different
properties including both an industrial plant and an industrial estate in
Neuburg/Donau, a commercial park in Günzburg and the DonauCityCenter in
Ingolstadt. The logistics real estate parcel that was acquired in November
2006 and a retail and services centre in the commercial area of
Memmingen-Nord are also part of the VIB Group holdings. With a current
total rentable area of just under 300,000 m², the company achieves
sustainable rental yields of approx. 8% p. a.
