Neuburg / Donau, 18th April 2007 – The VIB Vermögen AG has further expanded
its portfolio through the acquisition of a shopping centre in Gersthofen
near Augsburg. The total investment volume for the ‘City-Centre Gersthofen’
amounts to EUR 14.1m. The property, which is fully let, will generate an
annual rental income of approx. EUR 1m. This corresponds to a rental yield
of 7.1% p.a.

The City-Center comprises a rentable area of approx. 8,600 m² and is
situated in a good position, conveniently placed as regards transport
facilities, in the town centre of Gersthofen. There are over 400 parking
spaces and the property is in a good structural condition, requiring no
investment in the short term. The tenants are of first-class standing and
in addition to prestigious retail enterprises, there are also service and
catering companies.

Together with this new acquisition the VIB Vermögen AG has already invested
EUR 100m in 2007.

The VIB Vermögen AG is a medium-sized real estate holding company that
focuses its investments on commercial real estate in South Germany. Founded
in 1993 as a business partnership, the VIB was converted into a public
company in the year 2000. Since then the company has developed its core
competency in the fields of acquisition and administration of its own real
estate and of investing in companies with real estate assets.
The real estate portfolio of the VIB Group comprises more than 30 different
properties including both an industrial plant and an industrial estate in
Neuburg/Donau, a commercial park in Günzburg and the DonauCityCenter in
Ingolstadt. The logistics real estate parcel that was acquired in November
2006 and a retail and services centre in the commercial area of
Memmingen-Nord are also part of the VIB Group holdings. With a current
total rentable area of approx. 300,000 m², the company achieves sustainable
rental yields of approx. 8% p. a.
