Augsburg, July 10, 2007. PATRIZIA Immobilien AG (ISIN DE000PAT1AG3) has
acquired a development site in Frankfurt’s city center for its Project
Development division. The 8,000 m² space is characterized by its attractive
location in the sought-after district ‘Westend’. PATRIZIA beat their
competitors to gain the site during a public tender due to their winning
concept and their 23 years of market experience. The purchase price amounts
to EUR 40 million.

The site acquired by PATRIZIA is largely covered by commercial property
that was built in 1961. With an investment volume of approx. EUR 100 to EUR
120 million, PATRIZIA will completely remove the fully-vacant former
commercial property and then commence its rebuilding measures, starting in
early 2008. PATRIZIA plans the construction of a mixture of residential and
commercial properties, accounting for a gross floor space of around 25,000
m² over a project period of four to five years. Commercial property will
account for around 30%, residential property will account for around 70%.

The top central location of the site on Feuerbachstrasse was a crucial
factor in PATRIZIA’s decision to acquire it. The project development plans
have good potential for generating added value. High demand from both
commercial and private users is expected.
