PATRIZIA acquires commercial property worth almost EUR 50 million for its
joint co-investment

Augsburg, July 30, 2007. PATRIZIA Immobilien AG (ISIN DE000PAT1AG3) has
acquired commercial properties at various locations in Germany for
PATRoffice GmbH & Co. KG, the co-investment between PATRIZIA Immobilien AG,
Stichting Pensionsfonds ABP from the Netherlands and ATP Real Estate from
Denmark. The total investment volume is around EUR 50 million.

Two of the seven acquired commercial properties are situated in
Saarbrücken; the others are located in Augsburg, Essen, Frankfurt, Munich
and Düsseldorf. All seven buildings have high potential for generating
value-added due to their locations in sought-after central city areas.
PATRIZIA plans to exploit this potential fully, using specific
value-increasing measures to the value of EUR 2.6 million. On completion of
all the modernization and restructuring measures planned, a cash flow
increase by up to 24% will be expected.

With these acquisitions, PATRIZIA has successfully acquired properties for
the co-Investment PATRoffice GmbH & Co. KG, which has a total investment
volume of EUR 700 million, just a few months after it was founded. Further
acquisitions, are to follow shortly.

In addition to its equity share, PATRIZIA is also responsible for acquiring
the commercial properties and for full asset management in this
co-investment. PATRIZIA is thus continuing to expand its Asset Management
business segment using commercial real estate.
