PATRIZIA Immobilien AG - Refinancing for 2009 almost fully concluded

• Additional loans of over EUR 48.5 million extended

Augsburg (Germany). July 1, 2009. PATRIZIA Immobilien AG (ISIN:
DE000PAT1AG) has successfully extended loans of over EUR 48.5 million, due
on June 30, 2009, by a further 18 months in line with its business model.
In March, PATRIZIA extended loans of over EUR 530 million by a further 24
months. Both extensions clearly reflect the confidence of the financing
banks in the value of PATRIZIA's real estate portfolio and therefore in the
adherence to the underlying business plans.

Based on our financing structure, financing costs for the full fiscal year
2009 will be slightly below those of 2008. At present, around 70% of our
loans are hedged by way of interest rate hedging instruments.

As of July 1, 2009, less than 3% of our bank loans are due within twelve
months. Further loan extensions amounting to EUR 13.3 million are expected
for the end of 2009. We will be discussing the extension according to the
maturities of these loans with the lending banks.
