Notification of transactions by persons discharging managerial responsibilities ("PDMR") and persons closely associated with them ("PCA")

Richard Smith (Chief Executie Officer) and Richard Simpson (Group Property Director) were each awarded 32,277 deferred shares in March 2014 under the Company's deferred share bonus scheme, deferred for 3 years. The deferral period has now passed and these shares have now vested and, after deducting for income tax and national insurance, Richard Smith and Richard Simpson have each recived 17,106 shares.

The notification below is made in accordance with the requirements of the Market Abuse Regulation.
