Notes for the Appendix 4C Quarterly Cash Statement for 30 September, 2006

MEDICAL MONITORS LIMITED (the "Company")

ASX: MDM

As previously announced to the market, the Company has entered into an exciting new phase of business opportunity, with its involvement in the 'over 50s' resort and lifestyle villages and the purchase of the Brisbane River Terraces project (BRT) in Queensland

The BRT project will provide for ongoing annual rental income to the Company and, coupled with payments to be received from sales revenue of more than $500,000 for manufactured monitoring devices delivered the USA-based monitoring service, will further support the Company's activities. Importantly, other expenses incurred during the quarter were in line with expectations.

Subsequent events

Shareholders should take special attention to the Notice of Annual General Meeting 2006, as posted and as announced to the ASX today. In particular, Resolution 6 "Change in Scale", and the related Schedule 1 with Proforma Balance Sheet outlines the significant value afforded by the NASDAQ OTC listing of the international distributor Primedical International and the potential asset growth of that transaction to the Company.

The Directors believe that sufficient funds, and other financial arrangements, are in place to provide for the payment of accounts as and when they fall due. The Directors further believe that there is a sound financial base for the Company to continue with its current programs, in Australia and overseas, and that the Company will benefit from the increasing sales revenue and rental income anticipated over the coming months.

The Directors are confident of the continuing success for the Company's products and services in Australia and internationally, and will keep the market informed of any new developments.
